Eastlake Station TOD Market Study

Commuters in the City of Thornton will soon have the option to travel by rail. The North Metro Corridor that will pass through the City of Thornton is one of the new rail corridors included in the Regional Transportation District’s FasTracks plan, a comprehensive plan for the design and construction of high-quality transit service and facilities in Metro Denver. The City of Thornton coordinated the development of a master plan to help ensure that new development in the Eastlake Station area functions well as a transit stop and fits with the surrounding area. Glatting Jackson Kercher Anglin prepared the master plan for the Eastlake Station area. As part of this effort, Development Research Partners provided a real estate analysis to quantify the residential and nonresidential development and redevelopment opportunities within the station area.

 

Colorado Brownfields Foundation Case Study: The Neighborhood Building in Westminster

The Neighborhood Building is part of the Harris Park Historic area in Westminster, Colorado. In 1997, the City of Westminster targeted the Harris Park area for redevelopment along with other areas in the southwest part of the city that had become dilapidated and underutilized. The on-going revitalization of the Harris Park area will create a mixed-use development blending residential, retail, and other commercial spaces while maintaining the historic integrity of the neighborhood. The Neighborhood Building is a catalyst project towards this goal. The Neighborhood Building case study highlights the public-private cooperation and investments that were necessary to overcome the financial and environmental hurdles hindering the project's development.

The vitality and health of a region’s residential market is a function of several factors such as employment and wages, population and net migration, residential construction activity, unsold inventory levels, and borrowing rates. Overbuilding in one or more categories can flood the new home market and lead to reduced sale prices in both the existing and new-home markets while negative net migration could short demand for housing and lead to lower sales prices and slower sales . Development Research Partners examined the current state of the Metro Denver housing market, focusing on the causes and impacts rising foreclosures.

Englewood VOID Analysis

By understanding local consumers, a city is able to target key niches and expand their retail to meet the greatest demand. The City of Englewood's central location makes it a retail destination for residents and visitors. As a result, consumers within the City of Englewood are not necessarily Englewood residents. Recognizing this, DRP collaborated with City staff to define 11 Demographic Target Niches. The consumer types describe consumers within a five-mile radius of the City and are based on the City's economic development goals, area demographics, and geography. After conducting an analysis of target consumers, DRP conducted a retail Void Analysis to determine gaps in retail supply and made recommendations based on their findings for future retail growth.
